Everything you need to know about the DPE

The Energy Performance Diagnostic is essential for selling or renting a property. It is a tool used to calculate the energy consumption of a home or building and its impact in terms of greenhouse gas emissions.
Since 1 January 2023, homes in mainland France have been considered energy-efficient if their energy consumption is less than 450 kWh/m². Homes whose energy consumption exceeds this value are no longer allowed to be offered for rent.
Here are the key dates :
- - G-rated homes will be banned from the rental market from 2025 onwards;
- - F-rated properties will be banned from the rental market from 2028 onwards;
- - E-rated homes will be banned from the rental market from 2034.
The DPE must include :
- - the relevant characteristics of the dwelling and a description of its equipment;
- - an indication of the annual quantity of energy consumed or estimated for each category of equipment, and an assessment of the annual consumption costs;
- - an assessment of the amount of greenhouse gas (GHG) emissions associated with the annual amount of energy consumed or estimated;
- - the classification of the home according to a reference scale ("energy" label). The energy label ranges from A (extremely efficient dwelling) to G (extremely inefficient dwelling), indicating energy consumption and greenhouse gas emissions. A "good" DPE corresponds to a rating of A to B. A "poor" DPE will be graded F or G;
- - recommendations for improving the energy performance of the property, together with an assessment of their cost and effectiveness.
The DPE is valid for ten years, except for :
- - DPEs carried out between 1 January 2013 and 31 December 2017 inclusive, which are valid until 31 December 2022
- - ECDs carried out between 1 January 2018 and 30 June 2021 inclusive, which are valid until 31 December 2024
